 Estate Appraisal effective date has to be as of the date of the death, which is often prior to the date that the appraisal was requested, and it is called retrospective appraisal report. The appraiser has to use market data and comparables that were closed prior to the date of death because those data are the indicative of market value for the property when the death occurred. To collect and analyze market data from the past requires resources and experience. We know how to get access to historical market data and how to prepare a meaningful, honest, accurate and supportable appraisal report that meets the requirement of the court and other involved agencies.
